The rules your tenant agent follows
- Fair housing applies to every reply.In the US, the Fair Housing Act (42 U.S.C. 3604(c)) bars any notice or statement on a rental that indicates a preference based on a protected characteristic. Replies come from wording you approved, and tenant selection stays with a person.
- Tenants know they are talking to an AI.In the EU, Article 50 of the AI Act requires since August 2, 2026 that people be told they are interacting with an AI system unless it is obvious. The agent says so in its first message.
- No decision on a tenant by machine alone.Article 22 of the GDPR protects people from decisions based solely on automated processing that significantly affect them. The agent prepares the application file; a manager decides.
- Applications ask only for what the law allows.In France, decree 2015-1437 lists the only documents a landlord may require from an applicant and a guarantor. The agent’s checklist follows the list that applies in your country.

Does it screen tenants?
It collects application documents and checks that the file is complete. Choosing the tenant stays with a person, in line with fair housing law in the US and Article 22 of the GDPR in Europe.
